Common Questions

Frequently Asked Questions

Answers to the questions we hear most often from borrowers.

QHow long does the mortgage process take?

Most purchases close in 21–30 days from application. Refinances can sometimes close faster. The timeline depends on how quickly documents are provided and appraisal scheduling.

QWhat documents will I need?

Typically: 2 years of tax returns, recent pay stubs, 2 months of bank statements, a government-issued ID, and information about any existing debts. We'll give you a complete checklist upfront.

QHow much do I need for a down payment?

It depends on the loan type. FHA loans require as little as 3.5%, conventional loans can go as low as 3%, and VA loans require 0% down for eligible veterans. We'll help you find the best fit.

QWill applying hurt my credit score?

A pre-qualification uses a soft pull and won't affect your score. A full application requires a hard inquiry, which may cause a small, temporary dip — typically 5 points or less.

QCan I lock in my interest rate?

Yes. Once you're under contract, you can lock your rate for 30, 45, or 60 days. We'll advise you on the best time to lock based on current market conditions.

QWhat if I'm self-employed?

Self-employed borrowers are welcome. We'll use your tax returns and bank statements to document income. We also offer bank statement loan programs for qualifying borrowers.
